The landlord is nice, doesn't get into your way or anything. She just tells you to not walk through the front door, not keep lights on, etc. Your privacy is never intruded if you stay in your room. Two cats that are always trying to get into your room. The kitchen is packed with unnecessary amount of pantries, plates, bowls, cutlery and Tupperware. The place smells funny but you'll get used to it. Landlord's daughter stays in one of the rooms in the house. If you don't want to spend a lot of money, and don't mind the squalor like living condition, it's not too bad. If you have any resources and want to live on your own, do not bother.
Padre Gardens Apartments
I rented a studio apartment here for $860 per month- the cheapest I had found in that area, and much less expensive than comparable properties in more central neighborhoods. The building is older, and while kept clean, presents some maintenance challenges for management. I had occasional, though consistent, problems with cockroaches and the drain in the shower backing up. All the maintenance requests I made to management were resolved to my satisfaction in 48 hours. The gentleman who does maintenance on this building is also extremely prompt and helpful. I ran into him at the office, and told him that I had lost the key to my mailbox. He had the box replaced in five minutes at no charge. The units, including patios/balconies are located wall-to-wall, and, while I generally had quiet neighbors, it's not the most private arrangement. Traffic in the area, especially along the nearest thoroughfare, Clairemont Mesa Boulevard, can be bad during rush hours, but the property is located close to I-805, which allows convenient north-south transit. Overall, I'd recommend the property to cost-conscious renters looking in the Clairemont and Kearny Mesa areas. Anyone who is willing to commit $1000+/month to an apartment may have more options to consider.
Absolutely would recommend. The property is a bit older, but he invests in it little by little and as necessary. I lowered my responsiveness score but I think it is a function of how trivial my issues have been. The apartment below us flooded and he had that place dried and rehabbed in a week. That was pretty fast. He also proceeded to install a water management system on the property to prevent the issue in the future.
Apartments are maintained at the bare minimum level and you won't get your deposit back. No matter how clean you keep the apartment, he'll make something up and say he can't give the deposit back.
Overall nothing special as a landlord. Refused to pay for basic house repairs. Sometimes contacting via text/call take days or at the worst it takes weeks for her to respond.
